Double Listing for Lydney Property

June 2006

In order to give our refurbished bungalow greater exposure on the market, we have decided to list it with a second agent from this week.

Offers Received for Lydney Bungalow

May 2006

We have had two low offers for this property but are biding our time. As the house has only been on the market for a short while, we feel it's too early to lower our sights. The estate agent agrees, so we await developments!

New Deck and Path

We've removed the dingy old caravan and conservatory, and knocked down the garage to provide parking for 2 or more vehicles. We now have a large gravelled area in front of the house.

The concrete slab under the conservatory has been covered with an attractive new wooden deck, which extends along the back and side of the house to spruce up1 the unsightly and uneven concrete path.

We have decimated the local bramble population and have tamed the more unruly bushes in the garden.

End in sight at Lydney

March 2006

This makeover is nearing completion. The internal doors have been replaced and the hallway, lounge and bedrooms are ready for the carpet team.

The garage (a derelict eyesore, to say the least) is beyond economical repair, so it will be demolished to make space for a level, gravelled parking area. This will open out the front yard, improving the property's appearance and giving the next owners the option of building a new garage if they wish.

Our last task before putting the bungalow back on the market will be to do a little more cosmetic work in the grounds. They're already looking much clearer, brightened here and there by snowdrops and other signs of spring. The back garden should really come into its own when the apple blossom is out - not too long now!

Cooking With Gas

January 2006

The kitchen is going in, the bathroom is being tiled and the radiators are being installed. Outside, the work of clearing the accumulated junk from the back garden continues. We're keeping the local skip supplier very happy!

Tiling at Lydney

The interior has been painted and for a day or so the rooms had that lovely open fresh look that you only get from an empty newly painted room. Then the plumber arrived, with radiators, pipes, tools, and bits of this and that which all had to find a temporary place to live – the floor.

Next, in came the tiles for the kitchen and bathroom floors. They, and the tiler's paraphernalia also had to find a temporary resting place – the floor.

So the house is now looking quite crowded.

Oh, and did I mention that the new internal doors were also delivered – and had to be given temporary accommodation as well – you'll never guess where.

However, even with the temporary clutter the house is looking much smarter. The new double-glazed windows are in place and they certainly brighten up the appearance as well as improving the efficiency!

Progress at Lydney

November 2005

It seems we've been taking things out of the house and garden forever on this project. There is a point where the house looks far worse than it did when you started! But we're beginning to see the first results of the restoration and refurbishing work. The exterior wall has been replastered, the pointing completed, and inside the house the walls and ceilings are ready for the first coat of new paint.

The electrician has rewired the whole house to bring it up to standard, and before long our genius of a plumber, Eirug, will sweep through leaving a new boiler and heating system in his wake.

Stored in the garage is the new kitchen, bought on sale a month ago, just waiting to be fitted. The old carpets have been taken off to the tip and the less than beautiful hollow brown doors are having their last few swings on the doorposts before they too depart to make way for newer, sleeker models.

Meanwhile, the garden is gradually giving up its hoarded wealth of old wire, bottles, boxes, bits of machinery, broken tools, and an unruly collection of ancient metal frames – purposes generally unknown. We seem to have thrown out hundreds of plant pots, each one a bit the worse for wear. All manner of pruning knives, weeders, shears, watering cans, bits of glass, wire and string are either gathered up and cleaned, or relegated to the skip.

Today's wielding of the first paint brush heralds a change that in a month or so will have the house looking quite changed. By mid to late January it should be ready to be put on the market and all this clearing and cleaning, filling and sanding, brushcutting and burning will be a distant memory!

A house in the jungle

New kid on the Giroma block is a refurb project. This 3 bed bungalow up on the hill overlooking the town and river has been sadly neglected and thus presents exactly the sort of challenge our team can take on so well.

We're in the strip down stage now, but already have the new kitchen on order and our electrician and plumber are getting ready to strut their stuff. The garden has gone through clean-up stage one, and will shortly be subjected to stage two – sometimes it seems as though we're keeping the local skip company in business!

This is going to be a lovely home for some lucky person once the work has been done.
