So what’s up with these ants anyway?
We’ve talked a lot about Giroma’s Ant fund over the last few weeks, discussing how it allows many smaller investors to achieve great things. We’ve also referred to its flexibility and ability to move quickly – this makes it ideally suited to a fast-changing landscape. This week, we’ll give you a brief update on what the funds have been doing over the last few months.
Providing a “finishing” fund for projects that have stalled
Llanbradach
The Llanbradach project was almost complete. Inside the property, everything was perfect – from the newly installed heating, to the spiffy new paint job. Outside, we still needed to landscape and lay turf.
The Ant fund was able to provide a short-term injection of funds into the project, which enabled us to complete the work. The Llanbradach project was concluded last week and the investors have had their returns paid to thh3.
Blakeney
This new-build project is at the stage where further funds are required to have the electricity and water services installed. Interior decorating, kitchen, and bathroom also need to be arranged. The Ant fund will provide the necessary cashflow to allow these jobs to be carried out and the project completed.
Providing flexible finance for smaller projects
From time to time we encounter deals that are either too time sensitive, or too small, to offer formally to our clients. The Ant fund is perfectly suited to these situations.
We recently purchased a property that needed minor refurbishment and redecorating. The longer term strategy for this one is to hold and rent. The Ant fund made it possible for us to get in and do the work quickly and we’ll be in a position to use the funds again, once the property has been re-financed.
Taking advantage of prime opportunities overseas
The Ants are not restricted to the United Kingdom – there are currently some incredible possibilities in the United states. We’ll tell you more about that next week.
